Maintenance Technician
SUMMARY
To be responsible, under the direction of the Property Manager, for the overall maintenance of the property in a superior condition at all times and to provide excellent customer service to all residents.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
• Coordinates activities of maintenance employees in all maintenance tasks.
• Establishes work schedules and assignments with priority emphasized.
• Develops and implements preventive maintenance programs.
• Maximizes use of maintenance staff.
• Performs work orders to prevent backlog.
• Trains and motivates maintenance employees.
• Confers with Manager and maintenance employee to resolve maintenance problems as needed.
• Troubleshoots maintenance problems and recommends solutions.
• Keeps shop in order and free of hazards.
• Inspects apartments prior to occupancy and upon move out by resident.
• Participates in all maintenance projects.
• Participates in weekly maintenance staff meetings.
• Communicates with Resident Manager on a regular basis each day.
• Monitors quality of work performed by maintenance staff and reviews time to perform each order.
• Responsible for establishing and meeting aggressive safety goals for all areas under your supervision.
